A good estate agent is your greatest ally…but they’re not easy to find. Whoever you choose, you need to make sure that they earn the money you’re paying them.


So you’ve entrusted the sale/or let of your property to the hands of an estate agent – who’ll market your property and deal with all the negotiations. Sounds ideal doesn’t it, you can just sit back and relax!

Nothing in life comes for free. Your agent will charge you a percentage of the selling price for their service. This figure varies but will generally be between 1.5% to 3% of the value, plus VAT. Although some are open to negotiation. But what makes them worth your money?


As they only get their fee on completion, it’s in your agent’s best interest to sell your house quickly…and for the highest price possible.

Estate agents can help you negotiate the best deal. If you have an estate agent operating on your behalf, you can rest assured that the negotiations are being conducted by a consummate professional.


Navigating the property market requires an expert touch. So if you aren’t familiar with the territory, it makes sense to hire someone who has spent several years acquiring the necessary knowledge including:

  • Property Valuation
  • Market conditions
  • Legislation
  • Local property markets

These are all areas in which an estate agent will have specialist knowledge. Through each step of the home selling or buying process, they’ll be able to advise you on the best course of action.


Dotting i’s and crossing t’s. The admin’s the worst part and there’s lots of it to do. More so if you haven’t got an estate agent working on your behalf.

But this is not a problem if you have the time and energy to sift through reams of paperwork, to market the property and showcase it to potential buyers, or to find properties to view…

Your best interests at heart…

At the end of the day, buying and selling houses is all about people and relationships. Listen to the advice your agent gives you, however hard it is to take. You need to be confident that you can trust your agent. You need to feel that he or she has your best interests at heart.
